Liberty Property Trust Receives LEED Core & Shell Gold Certification for Comcast Center, the Nation’s Tallest LEED Certified Building
Liberty Property Trust (NYSE:LRY), the real estate investment trust that owns and manages 77 million square feet of office and industrial properties in the U.S. and U.K., today announced that Comcast Center in Philadelphia has earned LEED® CS (Core & Shell) Gold certification from the U.S. Green Building Council (USGBC).
"LEED CS Gold certification for Comcast Center means that the tallest LEED certified building in the nation is located here in Philadelphia. More importantly, it represents a model for how efficient, invigorating and environmentally sustainable workplaces can and should be integrated into our city and region,” said John Gattuso, senior vice president and regional director, Liberty Property Trust. "We are extremely pleased that each of the sustainable initiatives undertaken by our team, which included Robert A.M. Stern Architects and environmental consultant Atelier Ten, was successful. This commitment will positively impact tenants, commuters and the citizens of our city and region for decades to come.”
Comcast Center rises 58 floors above Philadelphia. The 975’ glass encased tower features 1.25 million square feet of Class A office, restaurant and retail space. Cutting edge sustainable design can be found in nearly every aspect of the building. It uses 40% less water than a typical office building, with fixtures that save more than three million gallons of drinking water annually, of which, waterless urinals in all restrooms save 1.2 million gallons. Shading on the plaza reduces the heat-island effect caused by pavement by 70%. The low-E coating on the curtainwall glass blocks 60% of heat while allowing in 70% of the sun’s visible light, reducing energy used for air conditioning while utilizing natural light to its fullest.

Comcast leases more than 90% of the building. The "vertical campus” for the nation’s leading provider of entertainment, information and communications products and services, houses more than 2,600 Comcast workers in a dozen departments, including the company’s corporate headquarters, Comcast Interactive Capital (the company’s venture capital arm), Comcast Interactive Media (the company’s Internet businesses), the Comcast Foundation (the company’s philanthropy) and all of the headquarters functions for the company’s Programming Division. Comcast University, the highly regarded training and development program, is also in residence.
Other office tenants in the complex include Citizen’s Bank and The Judge Group. The ground level area also features a Godiva Chocolatier retail location and Table 31 Steakhouse Bistro, the newest restaurant from Philadelphia icons George Perrier and Chris Scarduzio.
LEED Gold Recognizes Pervasive Approach to Sustainable Design
Liberty’s holistic approach to sustainable design was apparent beginning with the demolition of the original site, through construction and now in daily building operations, making the property one of the most environmentally responsible in the nation. Here are just a few of the ways that the success of that approach is in evidence:
- During demolition and construction, Liberty diverted more than 80% of the waste from construction to salvaging and recycling, keeping 25,000 tons of waste out of landfills.
- In addition to water, shade and lighting efforts noted above, an under-floor water loop is used to cool the winter garden and 6th floor atrium floor during the summer and warm it during the winter, saving energy.
- More than 90% of occupants enjoy outside views from their workspaces and each floor is regularly flushed with outdoor air to remove contaminants and keep air fresh.
- Rainwater is captured and reused for onsite irrigation, reducing potable water consumption for irrigation by 65% over a typical building, and the use of native vegetation across 25% of the plaza reduces heat accumulation from the plaza’s hard surface, and reduces stormwater runoff.
- Comcast Center’s proximity to five major mass transit options reduces automobile use, therefore reducing CO2 emissions from commuters by 50%. For those who must drive, charging stations are available for electric vehicles. Inside the building, glass, aluminum cans, newsprint, plastics, paper and cardboard are all recycled.
Robert A.M. Stern Architects of New York led the design team. Looking back on the development of Comcast Center, Robert A.M. Stern, the firm's founder and senior partner, said, "Our clients encouraged us to go as far as possible in our shared search for an environmentally responsible design. LEED Gold certification affirms that working together, we have risen to the challenge."
Kendall Heaton Associates of Houston, Texas, served as architect-of-record for the building. Atelier Ten of London and New York spearheaded the environmental design efforts.
Changing the Skyline and the Streetscape
In its first full year of operation, Comcast Center has had a major impact on the City of Philadelphia, both as an icon and as a destination. Its welcome is palpable whether a visitor approaches from the underground concourse at Suburban Station or from the street level.
"Mayor Nutter has challenged Philadelphia to become the greenest city in America and Comcast Center functions as a visible cornerstone to that commitment in the minds of our citizens and visitors,” said Mark Alan Hughes, director of sustainability for the City of Philadelphia. "It is wonderful to have such a remarkable rallying point for both the tenets and the tenants of environmental responsibility.”
Passing through the new Market at Comcast Center, commuters can sample some of the best food and retail the city has to offer before ascending the sweeping staircase into the Winter Garden. The Market features some of the best-known icons of Philadelphia and beyond, such as the delicious tastes of Saxby’s Coffee, DiBruno Bros., Jake & Max’s Delicatessen, LaScala’s Italian American Home-Style To Go, Mexican Post, Frank’s Old Philly-Style Sandwiches, Sook Hee’s Produce, Termini Bros, Tokyo Sushi & Catering and Under the "C” (seafood.)
The retail portion of the concourse includes higher-end services and businesses including Sony Style Comcast Labs, L’UOMO (custom Italian clothier), Details, High Speed Cleaners, and Govberg Jewelers.
Walking onto the property at the street level, visitors are welcomed by a half-acre landscaped public park that features artistic fountains by Wet Design and al fresco dining nearby. Native landscaping by the Olin Group creates a cool urban space during hot summer months.
Passing through energy-saving revolving doors brings them to the Winter Garden lobby featuring three stories of glass on three sides. There, the visitor encounters a father and son gazing up at the glass canopy; a closer inspection shows them to be elements of the sculpture Humanity in Motion by world-renowned artist and sculptor Jonathan Borofsky. They are looking at nearly a dozen sculptures of people walking their own paths – across beams suspended three stories high.
Attention is then captured by "The Comcast Experience,” a ground-breaking hi-definition video wall standing 83.3’ wide by 25.4’ high, showcasing a one-of-a kind intersection of media, technology and public art that has become a required stop for commuters and tourists alike. Utilizing a technique called "3-Camera Panorama,” which involves placing three high-definition cameras side-by-side and filming everything from spectacular nature footage to urban landscapes, a seamless, wide-screen vista is created. This realistic imagery offers 10 million pixels of clarity - five times the resolution of hi-definition TV- supplemented with computer-generated images of amazingly realistic quality, producing a vivid virtual world.
The project features another striking addition, just north of Comcast Center: a new entrance lobby addition to historic Arch Street Presbyterian Church, which opened last summer.
