Herbalife Signs 129,600-SF Build-to-Suit Deal with IDI

Herbalife signed a 10-year lease to occupy Building K at IDI'sChickasaw Distribution Center, a 4.6-million-square-footmaster-planned business park. The building, now under construction atthe park, will be Herbalife's regional fulfillment center. The companyis scheduled to occupy the space September 1. Mike McRoskey and FrankScott of Staubach Los Angeles and Andy Cates of Colliers WilkinsonSnowden represented Herbalife in the $6.3 million deal.

"Herbalife wanted to be in a modern distribution center in abusiness campus setting," said Tim Moore, vice president of leasing inIDI's Memphis development office. "As part of the agreement, Herbalifehas the sole right to expand on the adjacent land, which gives themthe capacity to double their space to about 260,000 square feet on thesite."

"We chose this site because we want to build a state-of the artdistribution and walk-in facility from the ground up for ourindependent distributors and employees", commented Tom Harms, vicepresident, U.S.A. operations at Herbalife.

Building K is under construction on the last remaining parcels ofdevelopable land at Chickasaw. "This basically completes IDI'sdevelopment at the site," Moore said. However, space for tenants withspace needs of up to 550,000 square feet is available for lease atbuildings D, G and J at the park.

Also in the Memphis market, IDI is developing Stateline BusinessPark, which will total 3.9 million square feet upon completion. Thepark offers tenants space options ranging from 9,600 square feet to784,240 square feet. In addition to the completed 257,976-square-footBuilding C and 784,240-square foot Building D, the park includes the241,164-square-foot Building A and the 409,176-square-foot Building E,both scheduled for completion in May 2006.
