Deutsche Industrie REIT-AG buys three properties in Schleiz, Bremen and Schortens

Rostock, 23.07.2018 - Deutsche Industrie REIT-AG (ISIN DE000A2G9LL1) continues its successful growth course and has acquired three more Light-Industrial properties in Schleiz (Thuringia), Bremen and Schortens (Lower Saxony) for a total of EUR 8.05 million ,

The production and logistics property in Schleiz (Thuringia) is located directly on the A9 motorway (Berlin-Munich) and is fully let to one of the world's most important automotive suppliers. The remaining rental period is more than seven years. The property has a rental area of 5,929 sqm. The property, with more than 61,000 sqm, still has considerable development potential for expanding the rental space. The annual rent is currently
TEUR 228. At a purchase price of EUR 2.4 million, the net initial yield is 9.5%.

Bremen is also an object for production & logistics, which is leased to a packaging manufacturer (food packaging, beverage cartons, etc.) with a remaining lease term of more than four years. Due to the location in an area with small-scale residential housing, the property also offers development prospects for higher-quality use. With an area of
10,200 sqm, the annualised net cold rent is TEUR 411. The net initial yield is 11.3% with a purchase price of EUR 3.65 million.

The plot in Schortens is a classical rounding. The object, which is located directly on a neighbouring plot of approx. 31,000 sqm, complements the existing property and increases the rentable space to a total of more than 128,000 sqm. The land area increases to a total of 214,000 sqm. The purchase price of EUR 2.0 million is just under EUR 64 / sqm.

The hall is currently only let to about 20%. However, there are rental inquiries for larger areas that could not previously be covered by our own property. By rounding up we also increase the leasing options for the existing property.
